I have been fortunate and fulfilled in my career, in this document I have endeavoured to outline, as succinctly as possible, my knowledge, experience and achievements since joining d’Albora Marinas as a Shipwright in 1975.  Although I had only worked for one company for 23 years, I had served many “employers” during a career which began in a hands-on maintenance and operational role on board company-operated vessels.

Over time, my responsibilities expanded in line with company growth culminating in my appointment as General Manager, responsible for the operations of five marinas.  My role was significant through all stages of this expansion.

Since ceasing employment with the company in 1998, I have created my own company, Advanced Marina Management Pty Ltd and have undertaken many projects involving the start-up and opening of new ventures including: -

  • Professional Marine Industry consultation and management of Rose Bay and Point Piper Marinas, Sydney Harbour.  This role involves the coordination of numerous consultants in the redevelopment process of these adjacently located facilities.  This role in ongoing and the marinas are scheduled for redevelopment during late 2007.
  • Expert Marine Industry consultation to Rozelle Bay Marine Precinct, Sydney Harbour, this is an ongoing role and the Marine Centre is on schedule to be operational by early 2008.
  • Construction consultancy, operation and management of the Pier 6 & 7 Walsh Bay Marina, Sydney Harbour, the marina was built in 2003, and Advanced Marina Management was granted the contract as mooring managers ongoing.
  • Professional advisor to The Riviera Group, Australia wide, the largest leisure boat manufacturer in Australia.
  • Operations Manager of R Marine, Sydney Harbour.  R Marine being the Sydney Sales Department of Riviera Boats.

§  The launch of a new car rental company, DVM Motor Rentals.

§  The construction and pre-opening project of a fine dining restaurant in the City.

They are, by design, brief.  In my 23 year role as d’Albora Marinas General Manager, the buck stopped with me.  Matters which arose were usually urgent and needed resolution quickly if the needs of our clients were to be satisfied.  It is impossible to make an account of every issue – suffice to say the company continues to enjoy the confidence of its clients and a local and international reputation for excellence.

 

PART ONE

CAREER ACHIEVEMENTS

 

  • Oversaw the growth of d’Albora Marinas from 1 to 5 marinas. This process involved the acquisition of existing facilities and the development of the Nelson Bay site.

Projects Undertaken:

 

  • The Spit Marina – 1998
    The Spit Marina was the oldest marina in Australia. A $1-5million project to update the marina was undertaken earlier this year.
  • Rushcutters Bay Marina – 1992
    Designed replacement for fixed timber wharf built in 1977. The new wharf was a modern International Floating structure that would meet the needs of the company into the 90’s and beyond. The $3million project involved: -
    • The construction of 100 boat berths and fuel docks.
    • Negotiations with Government (the Landlord)
    • Negotiations and consultation with neighbours to identify their needs
    • Heading the Design Team
    • Heading the Approval Submission Team
    • Heading the Quotation Team
    • Working with Neighbourhood Groups
    • Relocation of existing clients during construction
    • Demolition of old structure
    • Re-construction of new wharf
    • Repatriation of clients

Note: the project was completed in 100 days.

 

  • AKUNA BAY – 1991
    Repairs to and the reconstruction of part of the wharf following storm damage. To effect the $1million repairs involved:
    • Negotiation with the Insurers
    • Negotiations with National Parks and Wildlife
    • Assisting clients with relocation or repairs.

 

  • AKUNA BAY - 1993
    In 1993, Akuna Bay again fell victim to nature and suffered $900,000 worth of losses as a result of the bush fires, which swept through the area.
    The marina had to be repaired and negotiations with the insurers, National Parks and wildlife and clients were involved.

 

  • NELSONS BAY RETAIL CENTRE - 1997
    The Retail Centre adjoining the Marina in Nelsons Bay was a $3 million project involving: -

    • Tender

    • Leasing

PART TWO

CAREER PROFILE

d’Albora Marinas operated 5 marinas in Australia. They were located at Rushcutter’s Bay, The Spit, Akuna Bay, Nelsons Bay and Church Point. A total of 1500 vessels would be berthed at these sites any one time.

Our clients included:

  • Pleasure and commercial vessel owners and operators covering full demographic spectrum from BRW Richest Australians with permanent berths to family with runabout berthed at site for the day.
  • Tenant families, guests and visitors
  • International and VIP visitors
  • Tenant personnel
  • Federal, State and Local Government agencies who were regulators, landlords or partners.

The company operations were not restricted to the Marinas. There were extensive business and property interests including the John Cadman Cruising Restaurant, Bob-Jane T-Mart Taren Point and private residences. My roles since 1980, have involved the management, development and expansion of each.

As General Manager, I was responsible for, not only the day to day safe and efficient operation of the marinas (including the safekeeping and accessibility of the vessels in its care) but also: -

  • Attendance at the International Marine Institute – Worlds Best Practice in United States of America and Europe.
  • The negotiation and signing up of tenants for the marina.
  • The construction and development of marina concessions including retail and hospitality outlets.
  • The negotiation of tenancies for both the land based rentals and vessel berths.
  • The recruitment, selection, management and training of supervisory, maintenance and line staff
  • Forward planning, full budgets and reporting
  • The establishment and maintenance of good relations with all clients
  • Compliance with the many local, state and federal legislative requirements affecting the marinas, complexes and other business interests.
  • The project management of an annual capital works budget of $1m.
  • Event management, public relations and advertising including the John Cadman Cruising Restaurant and Bob-Jane T-Mart Taren Point
  • Implementation of a Quality Assurance Program resulting in the company being awarded the “5 gold anchors” from the International Marine Institute in the United States. (d’Albora is the only marina group in Australia to have been awarded this rating.)

d’Albora Marinas Pty Ltd operated five marinas and other business interests and properties in Australia. In this role I undertook to devise and implement strategies, policies and procedures that addressed seven key result areas.

  • Leadership – Direction and Management
  • Strategy – Policy and Planning
  • Information and Analysis – Gathering and using data
  • Personnel – Partnership and Development
  • Customer Focus – Meeting needs and expectations
  • Processes, Products and Services – Design and operation
  • Organisational Performance – the results.

To achieve best practice in each of the above areas, it was imperative that the foundations be strong. The process of evaluation, the implementation and review was on going and the results speak for themselves – culminating in the awarding of the “Five Anchors” for Worlds Best Practice in marina operations.

I was responsible for profitable trading and all aspects of the operations including:

Tenancy:

  • Organisation and negotiation of leasing on office, workshop, retail and hospitality concessions on sites
  • Organisation and negotiation of leases for vessel storage space at all marinas.
  • Client liaison and problem solving, including being on-call 24-hours per day, 7 days per week.
  • Trouble shooting and forward planning of maintenance and refurbishment on all sites

Financial Planning and Management:

  • Preparation of budgets for income and expenditure over five sites
  • Preparation of monthly reports covering Revenue, Operating costs, resource utilisation, payroll and associated costs
  • Providing assistance to auditors and other institutions as and when required

Information Technology:

  • All marinas were linked with a network, which allowed daily financial, maintenance and customer reporting.

Client Retention:

Customer Relations, providing a package of services that met the operational, lifestyle and personal needs of clients including confidentiality, privacy, access 24 hours, security.

Security:

In order to protect not only the assets and property of the company and its clients, privacy and security for the individuals was paramount.
Extensive security measures were incorporated into the marinas that would protect our interests but at the same time, not be intrusive or stifle the environment we had created.

·         Proximity Card Personal Access Controls


Marketing:

As General Manager I was responsible for the implementation of the company’s marketing program covering all forms of electronic and print media. In this role it was necessary to select, brief and liaise with advertising agencies.

d’Albora was one of a place where individuals and businesses could confidently entrust their vessels for safekeeping. They could be assured that their privacy and leisure time was valued and respected and that their leisure or business time would be maximised when they entered into agreement with d’Albora.

This philosophy underpinned all the marketing and promotional activities of the company.

Human Resource Management

Specific recruitment requirements, career development and on-going training, counselling and clear direction when and if required, ensured that d’Albora operations were run with a lean, dedicated and competent team.

Remuneration policy, job descriptions, training, leadership and empowering staff to make decisions was the cornerstone to the company success.

All staff knew what was expected of them, were respected for their input and opinions and encouraged to make suggestions that would benefit the company.

Construction, refurbishment and Maintenance

Implementation of a preventative maintenance program ensured no surprises and the effects of wear and tear was minimised. Not withstanding major natural disasters (fire and storm) the company construction program was planned. (see details under Major Achievements)

Special Events, Promotions and Public Relations.

As general Manager, and with the support of staff, the company was involved in most major events on or around Sydney Harbour including Bi-Centennial Celebrations, New Years Day each Year, Sydney Hobart Yacht Race and all other major events.

Inevitably this would involve the consultation with governments regarding available berths, negotiation with clients regarding guests, activities within the marinas and advice about the activities.

At times, visiting dignitaries and business people would be guests of the Marina and any special needs would be met.

Other

  • Negotiated and secured a Management contract on behalf of d’Albora Marinas to manage the Sydney Harbour Sailing venue until the year 2001, on behalf of the Olympic Coordination Authority.
